Moving In: A New WO Feature

Have you ever wondered what sits behind the “For Lease” signs in the windows downtown?

I’ve always thought that it’d be interesting to walk within those spaces and imagine new businesses flourishing behind those signs.

As a downtown entrepreneur, the curiosity these vacancies foster has lead to a new feature for the Downtown WO Blog called “Moving In”.

In the interest of showing a clearer vision of downtown Windsor, the WO Blog will attempt to better acquaint entrepreneurs with their property opportunities in the downtown.

One of the driving forces of entrepreneurship and new business flourishing is vision. When you can’t see inside a vacant storefront, you can’t imagine the possibilities. If the entrepreneurial mind can walk through a potential business space, it can envision the transformation of a shell into a viable vocation.

Over time, Moving In will offer short guided tours of downtown spaces for sale or for lease. The curiosity of a potential downtown property owner in Windsor or from out of town can be satisfied from your keyboard.

For our introductory piece, I was able to meet with Mark Lalovich of of RE/MAX Preferred Realty. Mark was a great host, taking time to show me a few spaces he’s listing. He knows what used to be in the spaces, what they were outfitted for originally, and what kind of use they would accommodate with little or no infrastructure overhaul needed.

We took a look at a third floor vacancy at 633 Ouellette Avenue, steps away from the intersection of Wyandotte and Ouellette. Everything about the property is on the video, including costs etc. Take a look.

Mark Lalovich can be reached at (519) 966-0444 or marklalovich@remax-preferred-on.com for appointments regarding any of the downtown properties he represents.

Thanks Mark for taking the time to show me around the spaces of future downtown neighbours.

Great video blog & fantastic idea. I will be following future posts…

I keep seeing construction workers at that bank on the corner of University and Ouellette, but I’m not sure what’s moving in there.

Good to see! At the end of March to more buildings will become vacant – the two current TDCanada Trust banks, one on Ouellette and Wyandotte and the other the corner of University and Victoria.

My gosh Tom, thank you so very much for this! This is definitely something that I would be interested in continually following up on. Please, I can’t wait to see more spaces! What an excellent idea!!

Thanks everyone! I’ll be looking into properties as fast as possible.
But I’ll only post one per week. And I’m only limited by the accommodation of real estate agents to show me around.
If they help me out, I can keep it fresh.

Thanks for the comments everyone.

This is a really nice blog:-) In that space, I’d create a computer company or an eco-technology firm or an education resource center. May ideas like this blog & video create a buzz for renting out spaces in Windsor. Hey Tom, you weren’t invited to TED for nothing. I feel the Real Estate Agencies are going to welcome this idea with open arms. Pat yourself on the back…Someone needs to give you an award.

What a view! I’m also envious of the size of the board room and of the staff kitchen. Thanks for posting this!

Does anyone have any idea of the value of the space were seeing?

$16/sq ft * 8000 sq ft = $128K / month,
1.5 Million a year! If it’s like most commercial leases is continues increase every year or so.

Tom, what kind of business do you anticipate is gonna spend that many dollars on an office space?

Mark | March 10, 2010

Who is going to rent that? Ford moved out. What business in Windsor needs office space like that? I can tell you that nobody I know is considering Windsor as a business home. $16/sf? Here we go again. Nobody is getting that right now for such a space. You couldn’t get half that. Just reality.

Tim | March 14, 2010

Mark, it’s 128K/year, not month. That is what they were asking.

jason | March 16, 2010

That’s the whole point…you never know who’s watching. And you never know what kind of space they’re looking for, or at what price.
I will be showing plenty of different spaces, sizes, shapes, and prices. Hopefully it’s two things: an education about the vacancies in downtown Windsor, and possibly a catalyst to move a new business into the core.
Hating on the one segment is a little premature.
